About China Creek Housing Co-operative
The China Creek Housing Co-operative is a diverse cooperative membership in Vancouver, BC comprised of apartments and townhouse buildings constructed in 1987. It is known for its friendly neighborhood, a beautiful community garden, and a child-friendly courtyard located near several bus stops and the VCC Skytrain station.
China Creek’s apartment building has a total of 26 units, spread into five floors, and is serviced by an elevator. The townhouse building has a total of 35 units with nine floors.

The Need: Delicate Building Envelope Repairs
The apartment and townhouse buildings underwent localized balcony restoration and windows replacement at the north and west elevations in 2014. However, the building envelope components experienced a quality decline due to normal wear and tear. The south and east elevations suffered from exterior rotting which expanded into the building’s interior. Therefore, the buildings needed new windows, new sliding doors, new metal swing doors as well as new balcony membranes, and new guardrails. Additionally, the windows, doors, balcony guardrails, and attached accessories in the north and west elevations also required replacement
Our Response: Thorough Implementation of Renewal Plans While Keeping Quality on Top of Mind
Because we value the quality of our work and the satisfaction of our clients, we see to it that our project managers, construction professionals, and contractors attended site-specific orientations and adhered to WorkSafe BC regulations while working on the project. Also, we provided a temporary access going to and from the units for safety purposes. The project included:
- Removal and reinstatement of previously installed windows, doors, balcony guardrails, and attached accessories
- Removal, repainting, and reinstatement of previously installed fascia boards and gutters
- Installation of new windows, new sliding doors, and new metal swing doors
- Installation of new balcony membranes and new guardrails at the south and east elevations
- Installation of new interior trims, and new wood decking
- Installation of new concrete topping and stairs
- Installation of new vinyl siding, and new fiber cement siding
- Installation of new downspouts, and new concrete retaining walls
- Replacement of majority of the flat roofing with new 2-ply SBS roofing, and asphalt shingle roofing
- Installation of new soffits, new vents, new flashings, new skylights, and a new roof ladder
- Installation of new courtyard SBS membrane waterproofing
- Installation of new wood fencing and new aluminum fencing
- Landscaping
- Installation of new plants
- Installation of new garage gates
- Installation of playground
The Result: A Project That Brought More Colour and Hope to the Community
Restrictions associated with the COVID-19 pandemic caused delays to the project. And yet through the power of synergy and passion for excellence, we were able to strengthen the homes of the co-operative members and construct facilities that can help improve the quality of life as well as bring more hope and colour to the community within just over a year.
The success of this project was made possible by the collaboration, hard work, and patience of residents and stakeholders, and our strong partnership with trades and engineers.
