Harwood Manor (1133 Hardwood Street, Vancouver, BC)
underwent a significant renewal and renovation that is nothing short
of breathtaking. It is a recent centerpiece in the New City portfolio.
The completely redesigned and renovated entry way provides a well-lit path
and easy access to Stanley Park, English Bay, Rogers Arena, Vancouver Public
Library, Edgewater Casino, Vancouver Art Gallery, and many other great attractions!
The rooftop deck was completely rejuvenated and renovated. This new
design provided a clean & modern aesthetic while maintaining safety
without compromising the amzing views.

Harwood Manor is a steel stud-framed structure supported by cast-in-place reinforced concrete, suspended slab, concrete columns, concrete foundation walls, and a slab-on-grade foundation. The building entrance walkway and lobby area are primarily supported by a slab on grade, while units at grade are supported by a suspended slab.
This property is situated north of Pacific Avenue with a fabulous view of the South Metro Vancouver and False Creek. As part of our project marketing workup, we captured volumes of terrestrial and aerial media. Here's a clip from the drone footage we captured on this project.
The old building envelope systems were allowing unintended water ingress at some locations of the building that was resulting in damage to the existing light steel framing structure. In addition, some building envelope components were aged and no longer capable of providing sufficient durability and performance.
The project involved renewing and revitalizing the exterior performance and appearance of the building including the change in cladding systems at specified locations. This includes:
• Glazing Systems
• Swing Doors
• Roof Decking
• Main Flat Roof
• Skylight Systems
Challenges and Results
We encountered a significant amount of heavily corroded structural steel stud on several areas of this project. We were able to remove all the existing cladding on the building and expose everything. We then completed all the steel stud framing repairs while also working on our base scope contract. This process was designed and reviewed by a structural engineer from one of our project consultant partners, BC Building Science Ltd.
Our work was conducted under strict safety and environmental protocols, and we’ve placed a quality management system for all the products and materials that were utilized in the project. We also performed multiple tests to ensure the safety of the building and functionality of the components.
